The municipality of Nijmegen has selected the Stadgoed DUUX plan by developer VanWonen as the winning design for part of Kanaalknoop Zuid. This concerns the subareas In the Park and Along the Canal, located on the Nieuwe Dukenburgseweg in Winkelsteeg. The plan includes 647 homes and 11,500 m² for shops, hospitality, sports, and light industry, such as furniture makers and other artisanal businesses. A unique element is an indoor surf hall, which forms the heart of the development.
Stadgoed DUUX
DUUX, as ‘stadgoed’—a 21st-century interpretation of the traditional country estate—offers a combination of living, working, and recreation in a green, climate-resilient neighborhood. Rainwater is captured through green roofs and gutters, and sustainable energy is generated locally. Light industry, hospitality, and the surf hall bring vibrancy to the area, while cars are parked in a central mobility hub on the edge of the development. The "urban estate maker" connects residents and entrepreneurs within the community.
Urban Connector
DUUX serves as a new link between various parts of the city on multiple levels. The plan connects the Maas-Waal Canal, Park Winkelsteeg, and the city center. It bridges the scale of the canal and the Dukenburg bridge on one side, with the human scale of the city and nature on the other. A rotation in the urban design creates a metropolitan public space by the water, intended for both the city and the wider region. Within the district are several squares and courtyards focused on living and working.
Cascading Landscape
DUUX tells a layered story. The historical landscape, with country estates and natural terrain relief, serves as a major inspiration. Elevation differences of up to nine meters are integrated into the building designs, creating a cascade of water and greenery. The diverse mix of housing and workspaces supports a socially layered neighborhood.
Innovative Programming
DUUX is a complete neighborhood with workspaces, various housing types, hospitality, and a surf hall. It offers room for growth—for nature, people, entrepreneurs, and visitors. DUUX becomes a melting pot of young entrepreneurs, active seniors, singles, young couples, creative thinkers, athletes, and socialites, fostering a pioneering community in Winkelsteeg.
